 Some helpful tips about your home and helpful resources...

 Tips

ü      Don’t forget to change your air filter at least twice a year-make the spring forward and fall back times to remember this.  The size of the filter is on your current one…you can purchase them at Gerald’s Hardware. Keep the vent clear of debris and vacuum the space occasionally under the heating unit. Remember when you have service to your A/C unit you need to arrange roof access with the Management Company or Association Board as the roof access is locked.

ü      At the same time you could change the back-up battery in your smoke detector.  If you don’t have a back-up battery in your smoke detector it is highly recommended in case of earthquake or power outage.  Call Marty.

ü      Broke your microwave handle-go to Hughes Appliances at 12513 Venice Blvd. 310-397-2117.  You generally just need a handle not the whole part. Call me if you need help….I have changed at least 50 of them.

ü      Caution….when did you last change your hoses on your washing machine?  Don’t wait for an accident to happen!  Don’t flood your unit and the units around and below you.  Change your hoses to the braided stainless steel ones.  You might want to upgrade to new turn-off valves as well.  Check with Joe Davidson below.   KNOW where your water shut-off valve is in the basement.

ü      Talking about flooding……Do you have Homeowner’s Insurance?….don’t go without it whether you own or are renting your unit out to someone else.   See Peter Kohly below….

ü      Do you have a Home Warranty?   If you don’t understand what is covered, please call me …I will help with you that.  Suggest renewing them on an annual business and use them knowing your coverage’s.

ü      Having problems with your sliding window screens…it may just need new wheels, tracts cleaned, and lubed…Check it out at Gerald’s….P.S. use Slide-All instead of WD40 as it doesn’t attract the dirt.

ü      If your sliding glass window or other windows stick….it may just need adjustment, cleaning and lubing….be considerate of your neighbors…don’t slam them….the pressure also builds up in the window and shatters…they are very expensive windows as they are double paned….call the handyman to help you.

ü      Cloudy windows…no not dirt!….maybe a seal is broken ….they are repairable….if not replaceable.

ü      Got mildew….get on it before it gets worse….clean the area with a mild bleach solution.  Get the area dried out.  Remove mildew carpet, pad, clothing, shoes, etc.   Need a referral ….check resources.

ü      Front door locks stick..lube with graphite spray at Gerald’s.

ü      Need new grouting around your sinks or tub..call John

ü      Toilet running, shower dripping, faucet dripping…..call John for minor plumbing repairs ….call Joe for major plumbing repairs.

ü      Do you have those original plastic handles in the bathrooms?  Easily replaced at Gerald’s

ü      Everpure filtered water system-don’t forget to change your filter on an annual basis depending on the size and use of them-Gerald’s carries them.
